When Rob Magee was house-hunting in 2002, two things appealed to him about a two-bedroom home on Latimer Street: "The area and the street," he said.

The street off Rittenhouse Square is just one block long. "At night it's so quiet, due to the no outlet," he said.

Over 16 years of ownership, Magee said, he has updated the kitchen, as well as the master bedroom. Today the kitchen includes granite counters and stainless-steel appliances. The property also boasts cherry-inlay hardwood flooring, restored hardwood moldings, and exposed beams.

There are also three outdoor spaces, including a first-floor patio, a second-floor deck, and a space off the third floor, which has been slated for future development for a roof deck. Magee said the second-floor deck is his favorite feature in the home.

He has recently decided to list the 1,132-square-foot property for sale.

"I'll be living in Colorado full time," he said. "Owning a second home — or even renting one out — is something I'm not interested in doing."

Magee said he suspects new owners will be as excited about the location and the privacy as he was. He also expects buyers to react to the neighborhood.

"All of the neighbors were great, and we've had some good times on that street, just hanging around out front," he said. "Access to all of the restaurants nearby was an added bonus."
