On the market: Energy-efficient smart home in Northern Liberties for $1.4M

When Chadwick Smith was deciding on a location for his next construction project, he knew Northern Liberties would appeal to buyers.

"Northern Liberties is a great residential neighborhood," he said. "It is quiet during the week and eventful during the weekends, so it provides the healthy balance a family desires."

His firm, Stull Investment Co., completed construction of the four-bedroom home on Hancock Street in April.

They chose the street because it was quiet, Smith said. There was also room for a 4,487-square-foot mansion.

The home is LEED Platinum certified, thanks to energy-efficient appliances, green spaces and plenty of LED lighting. LEED (Leadership in Energy and Environmental Design) is a rating system devised by the U.S. Green Building Council to evaluate the environmental performance of a building and encourage sustainable design. Platinum is the top of four rating levels.

"We built a LEED Platinum Smart Home because it fits perfectly into an urban lifestyle providing convenience and sustainability," Smith said. "Since Northern Liberties also has those attributes, this style home fits perfectly into the community."

Among Smith's favorite features in the new home are the master bathroom and the kitchen.

"The master bath finishes came out beautifully, and with the window in the shower, you can see the Philadelphia skyline while you shower," he said.

The kitchen features custom Adornus cabinetry, Bertazzoni appliances and an oversized breakfast bar and island.

"The kitchen has so much room for entertaining, and the high ceilings make it wonderful space," Smith said.

The home also boasts several outdoor spaces, including a landscaped back yard with built-in bench, as well as a second-floor deck and a roof deck with panoramic views.

Smith said the home's smart features are also likely to entice buyers. The property includes a Wink Hub, a wifi smart thermostat, Phillips Hue Smart Light LED lighting, Nest monitors and a garage door with smart-technology opening system.

The neighborhood that originally attracted the investor is also likely to attract interest.

"It has all amenities within a few blocks walk, also convenient access to I-95 and the Spring Garden Market-Frankford Line that gets to Center City in five minutes," Smith said.

The home is listed with Christopher Somers at the Somers team for $1,433,000.
