On the market: Two floors with two vibes in Graduate Hospital neighborhood

The two floors of this Philadelphia condo have distinct personalities. Downstairs, the layout features brick floors and ceilings with exposed beams. The upstairs level has a more modern feel.

Doug Reinke was living in a condo, but he didn't feel like it was home.

"I was living in a new, modern condo, which ultimately felt like an apartment," he said.

In 2016, he found a better fit in a two-bedroom, two-bath unit in the Graduate Hospital neighborhood. "This condo felt more like a house," he said.

The two-story, 1,193-square-foot property was closer to what he was looking for, but he had some renovating to do.

"The condo had a lot of character," he said. "But it was very chaotic with too many elements."

He rebuilt the staircase, replaced fixtures, and brought in an interior designer.

"I love that the two floors of the home have two distinct personalities," he said.

Downstairs, the layout features brick floors and ceilings with exposed beams, and the upstairs level has a more modern feel.

"The main floor feels like a Bucks County country home, while the upstairs feels like a bright and airy beach house," he said.

The second floor also leads to a roof deck with panoramic skyline views.

"The view from the roof deck is really a show stopper," Reinke said. "Everyone that has walked up to the deck for the first time has gasped in awe of the amazing view."

The newly outfitted kitchen on the first features stainless steel appliances, hickory cabinets, and sleek concrete countertops.

Reinke said losing both parents in the last year has reoriented his priorities. "I love this house, but now my reality is to retire, downsize and travel."

He said he expects new owners will likely enjoy the same elements in the Graduate Hospital neighborhood that he has: friendly neighbors and ample parking.

"The neighborhood is comfortable and friendly," he said.

The home is listed with Sean Kaplan at Berkshire Hathaway HomeServices Fox & Roach for $449,900.
