Good news for Philly renters? Depends on whose analysis you choose.

News in the September rent report is mixed, depending on which rental agency you trust. According to Apartment List, renters have reason for relief. But according to Abodo, renters may have less to rejoice over.

Apartment List analyzed its own listings and determined that rents in the city have declined 0.1 percent since last month but have made small gains (0.4 percent) since this time last year. The site also calculates the median two-bedroom rent to be $1,170, which is $10 less than the national average. By Apartment List's calculations, Philadelphia is one of just two cities in the state without rental increases since last month.

At rental firm Abodo, researchers calculated the median two-bedroom rent to be about $1, 602 — a 2.2 percent increase since last month. The agency listed $1,259 as the median rent for a one-bedroom unit — an increase of 3.1 percent since August.

When it comes to the most expensive rental market, both firms agree on San Francisco. Apartment List calculates the median cost in the West Coast city for a two-bedroom apartment as $3,100 a month, and Abodo notes that a two-bedroom on their listings runs a median of $4,955.
