When James Wrable and Karen Bromberg moved to Philadelphia from New York City in 1992, they were drawn to the Fitler Square neighborhood.

"It's close to everything without being in the middle and noisy," he said. "Great neighbors, great block party."

Specifically, they were drawn to the "functional layout" of a townhome on a perfect block of the square's prettiest street. The home features two full baths and a powder room as well as four bedrooms—one of which serves as a part-time office with a Murphy bed.

Wrable said the family has undertaken significant renovations in the course of owning the property.

"It's largely completely remodeled," he said.

In addition to all new bathrooms, the couple also renovated the kitchen, which opens to the dining and living rooms.

While the interior of the home maintains many period charms like wood-burning and decorative fireplaces and exposed-beam ceilings, Wrable said his favorite part of the property is outside.

"The garden," he said.

The property includes a brick garden with a mature Magnolia tree, visible from the living room through a wall of glass doors.

After 25 years in the neighborhood, Wrable and his wife have decided to put their home on the market for the same reason many others do.

"Moving to the burbs," he said.

In addition to the layout that drew his family to the property, Wrable thought future buyers might also be attracted to the four large bedrooms. The home is also included in the Greenfield catchment.

The home is listed by Lora Hemphill at Berkshire Hathaway HomeServices Fox & Roach for $825,000.
