December rent rankings: Philadelphia ends year about where it began

With median one-bedroom rent now at $1,520 and two-bedroom at $1,700, Philly's rent ranks the 16th most expensive in the U.S.

Zumper has published its final rent report for the year, and Philadelphia is ending its year close to where it began. In January, the city was the 15th most expensive rental market in the nation. In December, it’s No. 16 on the list.

The report cites a national increase in one-bedroom rents, up 0.8 percent to $1,212, as well as two-bedroom rents, up 0.5 percent to $1,430. Locally last month, one-bedroom units fell 0.7 percent to $1,520 monthly. Two-bedroom rent rates were up 1.2 percent since last month to $1,700.

In January, Zumper cited the national figure as $1,255 for one-bedroom units and $1,388 for two-bedroom units. In Philadelphia last January, one-bedroom units averaged $1,410 per month while two-bedroom units rented for $1,550.

In the latest report, Zumper notes that the 10 cities at the top of the list have remained largely unchanged over the year. This December, San Francisco remains the most expensive market, with one-bedrooms at $3,560. In January, the same apartments were renting for $3,400 a month.
